Mission Statement and Plan


The Sunshine Village Management Team desire to plan and construct Australian Style Retirement Villages all throughout Japan for active seniors.

Sunshine Village Plan

So much of modern Japanese living and lifestyle has been influenced by western culture. Even though Japan has no history or examples of retirement village living, we believe a colourful marketing campaign using active Australian seniors will be a fun and effective way to educate the Japanese market. At the completion of an successful marketing campaign, we believe there will be a demand for the construction of Sunshine Villages throughout Japan.

The Plan - Part 1

Plan and construct Sunshine Village:

1. Sunshine Village Green (Miyota - Nagano)
2. Sunshine Village by the Sea (Setouchi - Okayama or Shirahama - Wakayama)

The Plan - Part 2

Use Australian retirees as influencers.

Invite a group of Australian retirement village residents to come to Japan as Influencers. This group of active silvers will live in the newly constructed villages in Japan for a period of up to 3 months. For comfort, we suggest the spring/summer and summer/autumn seasons as the best fit!

*Australians entering Japan on a tourist visa are entitled to stay up to 90 days

  • Spring Season of Living: April, May, June - 90 days
  • Autumn Season of Living: August, September, October - 90 days
  • Summer break: July 1 - 31 (maintenance)

The Plan - Part 3

Use all forms of media for the PR and promotion of Sunshine Village.

It is our desire to share our Sunshine Village project with the media throughout its construction, planning and all the way to its completion and operation.

Our PR team will approach and collaborate with different networks of media such as newspapers, magazines, SNS (social networking services) and television.

A village in Japan with residents of active Australian silvers will be of great interest in Japan. There will be a necessity to plan events and promotions to maximise positive publicity.

The Plan - Part 4

Introduce the Sunshine Village living opportunity to Japanese.

A range of exciting promotions will be created to introduce the joys of retirement village living to the Japanese market. After a period of successful marketing and educating, we will invite Japanese active seniors to move in and call Sunshine Village their home.

The Plan - Part 5

Rent or sell Sunshine Village cabins to the Japanese market.

The majority of Sakojyus in Japan are rental scenarios. Australia however has a model for selling retirement village homes using a system called a Deferred Management Fee. (DMF)

A DMF, or sometimes referred to as an exit fee or departure fee, is a one-off cost which isn't payable until you sell your retirement village home - helping residents offset the cost of retirement living by reducing the initial upfront cost.

The Plan - Part 6

Expand throughout Japan using our successful Sunshine Village model of professional service, hospitality, know-how and procedures.

This expansion will be driven by an expected boom in demand from Japanese active silvers to enjoy retirement village living.
